The Residential median price decreased to $1,390,000 (May was $3,244,136). The Median Days on Market to sell a home was 109 days (down from May’s 129 DOM).
June’s Condominium sales in West Maui:
Condominium sales decreased to 31 units sold (33 units sold in May). Higher interest rates have decreased sales numbers beginning in July ‘22. The Two-year monthly average is 49 sales.
The Condominium median price increased to $1,075,000 (May was $920,000).
Median Days on Market for a condo to sell was 64 days (down from May’s 70 DOM).
West Maui Total (494) sales for immediate past 12 months:
Residential = 116 (with 2.6% being foreclosure-REO or Short Sale), Condo = 378 (2.4% REO or SS).
In the last 12 months, on Maui’s West Side:
38% of Residential Sales were cash,
51% of Condo Sales were cash.
