July held steady with 11 homes sold (June had 11 sales). The Two-year monthly average is 11.7 sales.The Residential median price decreased to $1,390,000 (June was $3,244,136) and the Median Days on Market to sell a home was 84 days (down from June’s 109 DOM).
July’s Condominium sales in West Maui
Condominium sales increased to 33 units sold (31 units sold in June). Higher interest rates have decreased sales numbers beginning in July ‘22. The Two-year monthly average is 47 sales. The Condominium median price decreased to $840,000 (June was $1,075,000). Median Days on Market for a condo to sell was 81 days (up from June’s 64 DOM).
West Maui Total (483) sales for immediate past 12 months
Residential = 111 (with 1.8% being foreclosure-REO or Short Sale), Condo = 372 (1.9% REO or SS).
In the last 12 months, on Maui’s West Side, 41.4% of Residential Sales were cash, and 51.6% of Condo Sales were cash.
